2nd Panel – The Future of Smart Cities

 A total of 1.3 million people move into cities every week; 54% of the global population or a little over 4 billion people live in cities; this will hit 6.3 billion, or 68%, by 2050. The statistics are familiar but they remain as stark. The world’s urban centers are vital economic nodes but as pressures on resources and the environment build from sustained urbanization, the Smart City has become a vital initiative that is much bandied and dangled as the panacea to the scourges of urbanization. Driverless cars, state-of-the-art public transportation, intelligent infrastructure tied to a circular economy drive the creation of an urban utopia. Technology is a given but is it just about implementing a digital master plan? To be sure, since it was first coined in the last century, the Smart City has evolved as a vision, a concept and an idea beyond its physical ideals. What exactly is a smart city? How will it evolve? Should we approach the concept and idea of a Smart City so that it remains grounded in urban planning?

Keynote Speech – China: Vision 2.0

China Overseas Land & Investment (COLI) is the second-largest Hong Kong-listed Chinese developer by market capitalization, whose journey into a real estate giant mirrors the extent to which China itself has grown into an economic superpower. According to Real Capital Analytics, the company was a top four buyer of development land sites in China last year, spending close to US$12 billion; a third of the outlay were in tier one cities. It also took a stake in a development project in Hong Kong’s former airport. Learn from Mr. Wang Linlin’ s experience in navigating the competitive Chinese market and his vision for COLI as well as the development of China’s REIT sector.

3rd Panel – New REIT Opportunities: India, China, Philippines and Malaysia

After successfully negotiating tax and regulatory hurdles, India debuted the country’s first REIT this year. The offering, which was 2.6 times oversubscribed, has definitely piled on some pressure on the other Asian markets, as efforts continue to get its own REITs off the ground. There is no question about it – the REIT race in Asia is heating up. Plans already in motion in China, Indonesia and the Philippines could herald a new era for the region; even in countries with established REITs markets, frameworks are being reviewed to ensure that the asset class continues to thrive. For the region, where urbanization is still on the upswing, REITs remain crucial for the continued improvement of the real estate sector in emerging markets. What is the state of play for new REIT markets in the region and what are the challenges that emerging markets face in piloting REITs?
